Building Surveys - Homebuyer Reports - Bespoke Surveys
Our service to clients is totally bespoke. We can therefore tailor our service to your specific requirements. If you have certain issues that are of concern, these can be incorporated into the scope of the survey. Alternatively we can devise a report that covers your specific requirements to help ‘open your eyes’ to the implications and the liabilities that you may well be taking on as part of your purchase and to put your mind at rest.
A health check on your new house will flag up any major issues and enable you to make an informed decision about whether to proceed and on what basis. A survey will also give you peace of mind and help you to budget for the future costs of ownership.
The RICS has two main types of standardised survey: the RICS Homebuyer Survey and the Building Survey.
RICS HomeBuyer's Report
A HomeBuyer Survey and Valuation (HSV), also known as a HomeBuyer’s Report, is a survey completed to a standard format set out by RICS and is most suitable for conventional, post war properties and which are in reasonable condition.
It doesn’t detail every aspect of the property, and only focuses on urgent matters needing attention. It’s not usually suitable for properties in need of renovation, or if you’re planning major alterations.

Full Building (Structural) Survey
The RICS Building Survey is a more comprehensive inspection of a property reported in a style to suit the property and your specific requirements. It’s suitable for all properties, especially:
- Listed buildings
- Older properties
- Buildings constructed in an unusual way, however old they are
- Properties you plan to renovate or alter in any way
- Properties that have had extensive alterations.
It examines all accessible parts of the property. You can ask to have specific areas included, so it covers any particular concerns you have about the building, and can be tailored to the property and your needs.
A Building Survey doesn’t include a valuation, but this can be provided seperately.
